General Home Inspection Questions
What is a home inspection?
A home inspection is a visual examination of a property's structural, mechanical, and electrical systems. Our certified inspectors evaluate the home's condition and identify any issues or concerns. The inspection typically takes 2-4 hours depending on the property size, and we deliver a detailed report within 48 hours.
Why do I need a home inspection?
A home inspection protects your investment by identifying potential problems before you purchase. This information helps you negotiate repairs, plan for future maintenance, understand the property's condition, and make an informed purchasing decision. Even in a strong seller's market, a home inspection is a crucial step in the buying process.
How much does a home inspection cost?
Home inspection costs vary based on the property's size, age, and location. Typically, residential inspections in Northwest Indiana range from $350-$600. Commercial properties are priced based on building size and complexity. Contact us at 219-730-5463 or complete our contact form for a specific quote.

What areas do you service?
Hawk Home Inspection serves all of Northwest Indiana and surrounding areas of Illinois. Based in Highland, Indiana, we proudly inspect homes in Lake County, Porter County, LaPorte County, and the Chicago suburbs. If you're unsure whether your property is in our service area, please contact us.
What should I prepare for the inspection?
For a smooth inspection, ensure our inspector has access to all areas of the home including the basement, attic, and electrical/mechanical areas. Unlock gates or doors as needed. Providing utility bills, warranties, and repair documentation is helpful. If you have pets, you may want to secure them in a room during the inspection.
Technical & Service Questions
Are your inspectors certified?
Yes! All of Hawk Home Inspection's inspectors are certified InterNACHI (National Association of Certified Home Inspectors) members. We maintain our certifications through ongoing professional education and adhere to the InterNACHI Standards of Practice. This ensures you receive a professional, thorough inspection.
What if major issues are found?
If significant issues are discovered, our detailed report will clearly explain them with photographic evidence and recommendations. For major concerns like structural issues, roof problems, or foundation damage, we may recommend specialist evaluations. Our inspector is available to discuss findings and answer questions.
Do you test for radon or mold during home inspections?
While mold is visually inspected during standard inspections, specialized radon testing and mold assessment testing are offered as separate services. These tests require specific equipment and lab analysis. Contact us to add radon or mold testing to your inspection or to schedule a dedicated mold assessment.
What systems do you inspect?
We inspect all major home systems including: roof, foundation, electrical, plumbing, HVAC, appliances, windows and doors, siding, decks, attics, basements, and interior components. We follow InterNACHI Standards of Practice which define what's included in a comprehensive home inspection. Visit our residential inspection page for more details.
Legal & Insurance Questions
Is a home inspection required by law?
While a home inspection is not legally required in Indiana or Illinois, it's highly recommended as a standard part of the home buying process. Most purchase agreements include inspection contingencies, allowing you to renegotiate or walk away if significant issues are found. Your real estate agent can discuss inspection contingencies with you.
Who owns the inspection report?
The inspection report belongs to the person who hired the inspector. Typically, the home buyer orders the inspection and owns the report. The report can be shared with real estate agents, sellers, or lenders as appropriate during the transaction.
Are home inspections covered by insurance?
Home inspections are not covered by homeowners insurance as they're preventative services. However, they may qualify for a discount or credit in some cases. Check with your insurance provider. Additionally, obtaining a thorough pre-purchase inspection can help prevent costly issues after purchase.
